Rental prices in Kyiv have dropped: how much apartments cost now and where they are the cheapest. [link]

Despite the overall decline in prices on the capital market, Pechersk continues to rise in cost

In Kyiv, rental prices for one- and two-room apartments have fallen by 6-8% compared to last year. The cost of three-room apartments has remained unchanged.

This is reported by RBC-Ukraine, citing data from LUN.

Main points:

  • The average cost of a one-room apartment is 17,000 UAH (-6% year-on-year).
  • Renting a two-room apartment costs an average of 25,000 UAH (-8% year-on-year).
  • The price for three-room apartments has stabilized at 42,000 UAH (0% change).
  • The most expensive district remains Pechersk, which has recorded a growth of +14%.

Rental prices by district

Prices for one-room apartments vary significantly depending on the location. The average cost is currently 17,000 UAH. This is 6% less than last year. The highest figures are recorded in central and adjacent districts:

  • Pechersk – 38,100 UAH (+14% year-on-year);
  • Shevchenkivskyi – 28,000 UAH (+17%);
  • Podilskyi – 20,000 UAH (+11%);
  • Holosiivskyi – 20,000 UAH (no changes).

The most affordable district for renting remains Desnianskyi, where the median price is 9,500 UAH. In sleeping districts such as Obolonskyi (15,000 UAH) and Darnytskyi (15,000 UAH), prices have not changed over the year.

At the same time, in the Sviatoshynskyi district, a decline of 13% has been recorded (down to 13,000 UAH).

Situation in the suburbs

In the satellite cities of the capital, there is a mixed dynamic. In particular, in Irpin, rental prices have increased by 25% (up to 15,000 UAH), while in Bucha and Vyshneve, the growth was 4-9%, with one-room apartments renting for 12,000 and 12,500 UAH, respectively.

In Sofiivska Borshchahivka, prices have remained at last year’s level, with the average rent for a one-room apartment being 14,000 UAH.
