The most expensive remain new buildings and “Austrian luxury apartments”
In the secondary real estate market of Lviv, one-bedroom apartments have increased in price by 9% over the year, while three-bedroom apartments have risen by 14% in currency. This is due to high demand and the relative safety of the region.
This is reported by RBC-Ukraine, citing data from LUN.

- The median price of a one-bedroom apartment is $71,000 (+9% over the year).
- Two-bedroom apartments cost an average of $100,000 (+8% over the year).
- Three-bedroom apartments have increased the most, reaching $129,000 (+14% over the year).
- The majority of buyers (42%) expect prices to remain unchanged, while 40% predict further growth.
Prices by districts and types of construction
The cost of housing significantly depends on the district of the city. The highest prices for one-bedroom apartments are recorded in the Sykhiv and Lychakiv districts, at $76,400 and $75,000, respectively.
At the same time, the Galician district leads in the market for three-bedroom houses, with a median price of $152,000.
Analysis by construction period shows that the most expensive segment remains new buildings (constructed after 2010), where the price for a two-bedroom apartment reaches $115,000.
High prices are also maintained by “Austrian luxury apartments” – around $105,000. The cheapest options remain “Khrushchyovkas” (at $70,000 for a two-bedroom apartment) and houses of Soviet standard projects (at $75,000).

Housing affordability
According to LUN data, to purchase a one-bedroom apartment in the secondary market, one would need to save their entire salary for an average of 8.7 years, for a two-bedroom apartment – 12.2 years, and for a three-bedroom apartment – 15.7 years.
A survey showed that 40% of potential buyers expect real estate prices in Lviv to rise, 42% expect them to remain unchanged, and 18% expect them to fall.

Earlier, we reported that in February, prices in the secondary market in Ukraine surged in almost all regions. Real estate in Rivne and Odesa increased the most, by 25-26%.
