Plus 27% in a year: the city has been named where apartment prices are rising the fastest in Ukraine.

Over the past year, the cost of apartments in most cities has increased by 10-20%

In the last year, the price of one-bedroom apartments on the secondary market in Ukraine has shown steady growth in most regions. According to a comparison of data from February 2026 to February 2025, prices have risen by 10-20% in the vast majority of regional centers.

Main points:

  • The median prices for one-bedroom apartments in most regional centers increased by 10-20% over the year.
  • The leader in price increases was Ternopil (+27%), where housing costs more than $51,000.
  • In Kyiv, the price rose by 18% and reached nearly $79,000.
  • Price decreases were recorded in only two cities – Zaporizhzhia and Kherson.
  • In Mykolaiv, the cost of housing remained virtually unchanged.

Where the highest price jumps were recorded

The highest rates of growth in median housing purchase prices were observed in Ternopil. Over the year, prices there jumped by 27%, reaching $51,300.

The list of cities with significant price increases also includes:

  • Kropyvnytskyi – an increase of 23% (to $30,700);
  • Odesa – an increase of 22% (to $46,900);
  • Rivne – an increase of 20% (to $58,600).

The situation in Kyiv and major cities

In Kyiv, the median price of a one-bedroom apartment increased by 18%. As of February 2026, the price in Kyiv is nearly $79,000. A similar growth of 18% was recorded in Ivano-Frankivsk (to $47,400).

In other regional centers, the dynamics are as follows:

  • Chernivtsi – prices increased by 17% ($58,100);
  • Sumy – by 15% (almost $23,000);
  • Khmelnytskyi, Lutsk, and Lviv – by 13%. Median prices are $39,500, $51,800, and $72,400 respectively;
  • Kharkiv and Poltava – by 12% ($24,500 and $39,000 respectively);
  • Zhytomyr – by 11% ($47,800).

A more moderate growth was shown by Chernihiv and Dnipro (+10%), Uzhhorod (+8%), as well as Vinnytsia and Cherkasy (+3%).

Cities where real estate has decreased in price

Despite the overall trend, three cities experienced different dynamics. In Mykolaiv, the price remained at last year’s level – around $20,000.

Price decreases occurred only in two regional centers:

  • Kherson – a drop of 2% (price around $14,200);
  • Zaporizhzhia – the largest drop of 7% (the cost decreased from $16,000 to $14,900).

Earlier, RBC-Ukraine reported that in frontline cities of Ukraine, houses are becoming cheaper and selling at low prices, while in relatively safe regions, especially in the west and Kyiv, housing costs are rising rapidly.

We also noted that over the past few years, one-bedroom apartments have increased the most in price in western and central cities, while in frontline regions, growth has been weak or prices have even decreased in dollars. The main reasons are the war, migration, and increased demand for safer areas.
