In the last year, the price of one-bedroom apartments on the secondary market in Ukraine has shown steady growth in most regions. According to a comparison of data from February 2026 to February 2025, prices have risen by 10-20% in the vast majority of regional centers.<\/p>\n

As of February 2026, the price in Kyiv is nearly $79,000.<\/strong> A similar growth of 18%<\/strong> was recorded in Ivano-Frankivsk<\/strong> (to $47,400).<\/p>\n In other regional centers, the dynamics are as follows:<\/p>\n A more moderate growth was shown by Chernihiv and Dnipro (+10%), Uzhhorod (+8%), as well as Vinnytsia and Cherkasy (+3%).<\/p>\n Cities where real estate has decreased in price<\/p>\n Despite the overall trend, three cities experienced different dynamics. In Mykolaiv<\/strong>, the price remained at last year’s level – around $20,000.<\/strong><\/p>\n Price decreases occurred only in two regional centers:<\/p>\n Earlier, RBC-Ukraine reported that in frontline cities of Ukraine, houses are becoming cheaper and selling at low prices, while in relatively safe regions, especially in the west and Kyiv, housing costs are rising rapidly.<\/p>\n We also noted that over the past few years, one-bedroom apartments have increased the most in price in western and central cities, while in frontline regions, growth has been weak or prices have even decreased in dollars.
